This home\'s insulated roof is aligned for solar electricity and water heating, collecting rainwater that is stored in a 12,000 gallon integral concrete tank. I contains no drywall or framing lumber to breed mold. The architect\'s own completed home across the street sustained no damage in the the October 2006 earthquake, and it\'s off-grid water and power systems were uninterupted.

Property Description

The Seller: As a licensed architect working in California and Hawaii, my goal is to create structures which are both practical and beautiful. I use building technology that focuses on construction efficiency, energy savings, and appropriate solutions for the local environment. This is not a completed home, but a very special ready-to-go kit including some critical materials and ordering info for the balance needed to complete construction. It is possible to do this as Onwer-builder, and local help that has been trained in my building techniques is available to assist you. The Location: On the Big Island of Hawaii, Puna District is a mix of black sand beaches, warm ponds, and view of Mauna Loa and Mauna Kea. From the site the Hilo airport is a only twenty five minute drive, but the ocean waves still can be heard at night, the sound traveling a mile inland on the tradewinds. The main roads of Makuu and Paradise take you to towards the towns of Pahoa or Keaau. Between them on a quiet section of Kukui Avenue is the site. The Land: Over the past ten years we have acquired four unspoiled acres in Hawaiian Paradise Park with the intention of creating an ecological retreat. On two of the acres we have homes nearing completion. On another we are fine-tuning the design for a third home. The fourth of the lots has plans and a building permit to begin construction, as well as some of materials for building. This acre lot of 135’ frontage and 322’ depth is across the road from the other three, visually buffered by mature mango and ohia trees. The Plan: The home I have designed will be constructed primarily of prefinished wall and roof panels combined with a galvanized structural steel frame. The basic shell can be erected quickly on the concrete foundation. Interior details, cabinets, door and window selections may be modified to suit the buyer. The finished home will have two bedrooms, two full baths, a library loft, a huge carport, a separate workshop, an outdoor covered lanai, two open lanais, and an integral water tank to catch and hold water collected from the roof. The home is designed to stay cool in the sunshine, allow natural cross ventilation, produce solar electricity and heat water, and is permanently termite proof. Built in to the raised lanai is a concrete water tank of 12,000 gallon capacity. The Benefits: Depending on how the home is completed, utility costs can be little or nothing. There are no water or sewage costs. Electricity can be fully photovoltaic or a grid intertie system from nearby power (the lines are not visible through the tree line). Property taxes are low and HPP association dues are $100 per year. Neighbors grow anthurium flowers, avocados, noni and other crops. Currently mango and guava are growing on the property. The Package: What is for sale is the acre lot with permitted custom plans by an architect with local experience. The sewer system is engineered and permitted. The architect will observe the construction, and will assist the owner to make interior finish decisions. A local building crew experienced with the construction methods is ready to work for you or with you to build the house. Special custom bathtubs and plumbing fixtures, water tank components and other materials are included in the package. Estimated costs to complete the home are approximately $110k to $150k, depending on finish and equipment options. There is no faster method to build a high quality, sustainable home than this ready-to-go option.

Neighborhood Description

One of four lots owned by the architect in a peaceful mango tree dotted, fern covered plain one mile from the ocean. Neighbors mostly mid aged or active retired. VIews of snow covered mountains and potential ocean view. A completed home built by the architect will be available for rent at $2,000 per month beginning January 15 to allow you to keep tabs on your home project from across the street.

Market Area

The Puna District is the most popular area for new homes south of Hilo, Hawaii. It is 25 minutes from the Hilo International Airport but quiet, a bit drier, and calm.
