The home is all-electric and very energy efficient. It takes very little heat or cooling to achieve a comfortable temperature. Thermal honeycomb shades that can be opened from the top, raised from the bottom, or both throughout the house help to maintain temperatures and provide ample light. Screened porches on the front and back of the house provide extra shade during the hot months and can be closed in during the cold months to provide passive solar heating. Sun shades on the back porch add additional shade and cooling during the hot months. All lights are LEDs. Ceiling fans and a whole house fan provide very energy efficient cooling when needed. Property Description

A modest home in a prestigious but very casual gated community on the outskirts of Prescott Valley with easy access to Prescott. The HO association is both diligent and reasonable. The fees are also very reasonable — $561 a year. An architectural control committee insures that the development will retain its quality and aesthetic appeal for many years to come. Roads are paved all the way to the property. This home has mountain and prairie views to die for as it overlooks a very large parcel of public land where cattle, horses, deer and antelope graze. Haystack and larger mountains are visible for more than 180°. Wildlife is abundant and fun to observe. A great deal of time and expense was placed upon making this home as environmentally safe as possible. No fragrances ever enter this house. All cleaning products are chemical and fragrance free. The electric wires are all twisted to minimize EMFs in the house. The Internet receiver is about 100 feet from the house and connected to the router by cable. Internet receptacles in the house are connected to the router by cables as well. The router is located in the garage behind a convenient access panel. The entertainment center —TV, DVD player, etc. —connects to an outlet that is controlled by an On/Off switch. Thus, there is no power to any of this equipment unless it is being used. The electric meter is about 300 feet from the house and is analog. Zero-VOC paint and formaldehyde-free insulation were used in the construction of this house. The house is located in an area where there is a constant breeze for most of the year. The prevailing winds come across a large parcel of public land, adjacent to the property, in most cases. When there is a need to cool down the house on hot days without using the Air Conditioner or just change the air, a high volume but quiet whole-house fan can change the air in a matter of minutes. The fan is located in the attic and hangs from wires so that it does not transmit noise and vibrations. There is a large flexible tube that connects the fan to the ceiling vent. This way, noise is minimized while still providing significant air flow. The exhaust fans in the bathrooms, laundry area, and master closet are high volume and quiet — 280 cfm. The range hood also has a very high air flow capability. The highest setting is 630 cfm. There are also many features which reduce energy needs. There are numerous recessed lights in the house. They are all LEDs. Most have a color temperature rating of 2900°. The lights in the closets are brighter and have a color temperature rating of 5000° which is closer to sun light. All closets have abundant lighting. The lights in the range hood were replaced with LEDs. They are considerably cooler operating as well as more energy efficient. There are three light settings and the lowest level has proved adequate. The wood stove is very efficient and has a catalytic converter to optimize efficiency. It is rarely used because the house maintains comfortable temperatures with minimal heating. There are thermal honeycomb shades on all windows. They can be lowered from the top, raised from the bottom, or both. They regulate light and block heat and cold as needed. Screened porches on the front and back of the house help to provide shade in summer and could be closed in to provide passive solar gain in winter. Both porches have drain lines that pass under the porches and continue underground to direct rain water down the hill away from the house. The back porch has Sun Shades to block the early morning and afternoon sun in summer. These shades also block significant rain water if desired. There are ceiling paddle fans in the living room, office, and all bedrooms to provide additional energy efficient cooling when desired. The well is exceptional for this area. It has a 10-gallon pump — which is the largest size allowed — but we were told by the builder that it was capable of even more output. The water is exceptionally good and does not require any filter or other treatment. We recently added a whole house water filter for sediment and to reduce the hardness of the water some more. We also have magnetic water softeners on the water lines. There is a five-stage RO water filter at the kitchen sink that we use for drinking water. Though this is not necessary, we like the extra level of protection. The refrigerator ice maker is connected to the output of the RO filter. PEX tubing was used for all the water lines including from the well to the house. This is the safest and most reliable material for water lines. The system is also plumbed for recirculating hot water. The pump can be turned on or off by inserting or removing the plug from its designated outlet. There are no hose bibs on the house to freeze up in winter. Three water hydrants around the house provide water for irrigation and all other watering needs. A fourth hydrant is located at the well head. Storage abounds in this house. There are also numerous built-in bookcases. Electric outlets were placed in the media closet and master closet. These are for charging cell phones, Dustbusters, toothbrushes, water pics, etc. The bathroom vanity counter tops are granite and the kitchen counter is quartz. There is an additional office or craft area in the laundry area, which is also close to the kitchen. Thus kitchen and laundry tasks can be monitored while surfing the Net or doing crafts. The garage is 26 feet deep X 30 ½ feet wide (793 sf) and has one double-wide door. The additional space is used for a workshop when the cars are moved to the parking pad. A large workbench with overhead cabinets and under-counter drawers is located on the back wall of the garage. There are two large double-door storage cabinets with adjustable shelving on either side of the workbench — a total of four large storage cabinets. The workbench also has peg board and lighting. The drawers are full extension on ball bearing slides. The cabinets and workbench are ten inches off the floor, so that it is easy to clean under them. Large power tools can be mounted on mobile carts and stored along the side of the garage. They can then be rolled to the open work space when needed. A window and door with a screen door provide cross ventilation through the garage when desired. There are numerous recessed LED lights on the ceiling of the garage. There are two circuits so that a shop vac or dust collector can be operated at the same time as some power hungry tools. The garage has additional storage above the garage door and in two other areas. A threshold under the garage door helps to seal out weather and bugs. The floor is also epoxy coated with a totally non-toxic epoxy for easy cleanup and a nicer working environment. A utility sink and cabinet in the garage makes cleanup easy and provides a way to clean up after painting or staining. The sink is also useful for some gardening needs. A transfer panel is mounted to the inside garage wall for emergency situations. On the opposite side of the wall —outside next to the main electric panel, is a receptacle for attaching a generator. A generator would thus provide power during power outages. (Our generator runs on propane, so there are no gas odors or fumes to worry about.) We have never needed the generator. There is a storage shed adjacent to the garage for garden tools and other items such as a generator. There are two 4’ X 10’ decorative-block raised-bed gardens. A large planter is also located in the back yard. Numerous plants and trees are thriving on the property and most are feed by irrigation lines. Additional irrigation lines can be easily added. Extensive rip-rapping has been done on the sides of the building pad and along the driveway. Two culverts carry water under the driveway in areas where rain water might otherwise flow over the road. A large trench was dug up the hill and behind the house. During heavy rains this trench directs water coming down the hill to either side of the building pad. This property has been annexed into the Yavapai Central Fire District. This helps with HO Insurance and fire protection.

Neighborhood Description

A large gated community of 12 acre or larger parcels, conveniently located to Prescott and Prescott Valley. The development is both prestigious and casual with a great HOA that is very active but also very reasonable. The homes range from modest to very high end. The community is at the base of Mingus Mountain and separated from Coyote Springs by BLM land. Jerome, Cottonwood, and Sedona are just over the mountain. A very rural and peaceful community but still convenient to shopping.

Market Area

Prescott is a wonderful city with a lot of history. During the warmer months there are free concerts and entertainment nightly at the Court House Square in the center of town. There are fine restaurants and plenty of activities for every interest. Prescott Valley has all the amenities of a larger city and is rapidly growing. The commercial and public buildings are attractive and well maintained. The Prescott Valley activity center hosts major concerts and other events.
