What makes your home a Green or Healthy Home?

It is off the electrical grid. Electricity is provided by solar panels, and by a small gasoline generator during stormy periods; heat by passive solar, by firewood cut on the property, and by a small propane heater. The house was constructed to take advantage of the sun's position in various seasons. Water is pumped by solar power from a well to a storage tank. From there it flows to a pressurized tank at the house. Lighting is compact fluorescent with a separate 12V system when maximum efficiency is needed. Cooling is provided by shaded walls, thick insulation, and always-cool nighttime breezes.

Property Description

Offered for immediate sale, this passive solar chalet home is on the forested western slope of the Sierra Nevada Mountains, near the desirable California town of Pollock Pines. Either Lake Tahoe or Sacramento is only about an hour’s drive away on Highway 50. Suitable as either a vacation cabin or year-round home, the house has large windows oriented toward the sun at dawn, daytime, or sunset. The view of the canyon below is spectacular. Visible surrounding land is either National Forest or private timber land, ensuring that it will not be developed. Neighbors are near by, but cannot be seen from the house (which is on 9.2 acres). Having solar panels and a gasoline generator for cloudy periods, the house is off the electrical grid. A private well provides water powered by a solar panel, and is stored above the house in a 2,000-gallon tank. Gravity pulls water to the house, where a pressure tank and pump push it up to the second story at standard pressure. A two-car carport is attached to the house . Being enthusiastic RVers, we have also built a large separated garage and carport for a 24’ RV. The El Dorado Forest (where there is a popular easy hiking trail) borders the upper part of the property. The first floor has an open floor plan so that the windows are visible from the living, dining, and kitchen areas. Though the sun provides much of the heat and electricity, there is also a wood-burning glass door Quadra-Fire heater in the living area, and a small propane one in the dining area. The cathedral ceiling is made of knotty pine, as is a large central accent wall section. In the kitchen, we have recently added lovely beech cabinets with an acorn motif. One of the cabinets is outfitted as a recycling center. The genuine Corian counter and sink are also new. A standard propane range and propane refrigerator are included. A closet has been plumbed for a washer and dryer. A small bedroom and full bathroom are also on the first floor. A staircase in the center of the living-dining area leads up to the second floor, where windows face out from the bedroom toward the southern windows. Another window faces the forest to the north. Large closets line one side of the bedroom. The large second-floor bathroom features a large spa tub (Sani-Jet) beneath a skylight. Bathers can relax in a warm tub while gazing up at snow-covered pine trees in winter. New cabinets are found here, also. Neighborhood Description

No neighbors are visible, although the property is just a quarter mile from a large residential housing area on a main county road. Our long driveway leads to the road.

Market Area

The closest town, Pollock Pines, is 6 miles away, on US Highway 50. It has a large supermarket, a CVS pharmacy, some small restaurants, a library, a computer repair shop, beauty salons, schools of art and dance, a laundromat, and gas stations. The county seat, Placerville, is 15 miles away. This is a historic area dating from the Gold Rush area.

School District

Small rural district with one elementary and one middle school. The high school is in Placerville.

Community

Our near neighbors are artists, retired teachers, and others. There is a resort and campground on a large reservoir about 2 miles away. Pollock Pines is a very eclectic, rural, forested area. Many people commute to the county seat or Sacramento.
