A unique Kaweah Country location in the eastern-most portion of Three Rivers, overlooking the Kaweah River. The home was specifically designed to have panoramic views of Sequoia National Park to the north and east including Morro Rock and the distant Alta Peak (el. 11,200). The one story home features level improved perimeters on three sides.
The rectangular house has double master bedrooms connected thru the living dining and kitchen areas of the home. On the north face, a series of five identical doors provide easy access to a continuous deck running the entire length of the house overlooking the Kaweah River and Sequoia National Park. On the south side, a gracious entry deck provides access from a covered one car carport and incorporates an enclosed outdoor shower. Electricity via rooftop photovoltaic solar panels deliver direct current to inverters housed in an attached utility cabinet. A large array of batteries store convenience power for on demand use. The Electric storage capacity is further supplemented with a propane fueled standby generator.
Domestic and Irrigation water is pumped from a hard rock water well located on an adjacent property just offsite with dedicated easement access.
Outdoor shower, above ground pool and all other domestic water are served thru an on-site 5000 gallon water storage tank. A freestanding outbuilding measures 12x24 for easy conversion to a code permitted "mother in law unit" or workshop as is.
Vaulted ceilings throughout the house provide clearstory natural air flow to escape warm air. 2x6 walls provide extra R-19 wall insulation. The main bathroom/master is equipped with a freestanding soaking tub and shower attachment while the other master is served by a half bath and laundry room configuration.Neighborhood Description
The property is located in a neighborhood known as Hammond. It is a friendly and walkable rural neighborhood with its own character. Hammond serves at the crossroads of the southerly Mineral King Park access and the easterly Generals Highway one mile east at the Ash Mountain Park Entry.Market Area
The Community of Three Rivers extends along the Kaweah River some 6 miles between Lake Kaweah and Sequoia National Park. Along the way there are a variety of interesting visitor serving businesses including a few famous places such as the Kaweah Post Office (one of America's oldest continuously operating Post Offices) and Reimer's Candy and gifts. Activities include year round hiking, boating, fishing, bird watching and the annual Three Rivers Jazz Festival.
The Three Rivers Country Mart is a full service market featuring fresh local vegetables, excellent wine selections as well as general store items to serve Park Visitors.School District
