What makes your home a Green or Healthy Home?

This house is certified Leadership in Energy and Environmental Design (LEED) Platinum. LEED is a green building certification program that ensures best-in-class building strategies and practices leading to energy/water efficient buildings. LEED Platinum is the highest certification level. Low energy usage is a prime measure used by LEED. The industry standard for measuring the energy efficiency of a home is the Home Energy Rating System (HERS). A net-zero home is a home that generates all energy it consumes has a HERS index of 0. It does not need to generate the energy all of the time, for example surplus electricity generated and fed to the grid on sunny days may be drawn back from the gird for evening/cloudy day use. This house has a HERS index of 14 where 100 is the HERS index of a normal new house, 70 is the HERS index of an EPA house. As currently operated, the home is net zero. And in fact generates more electricity than it consumes, there by also-generating a small check from the power company every month. Many electric outlets in the house are controlled by light switches to help prevent ghost loads. All light bulbs are either fluorescent, CFL or LED. Recirculating hot water that can either be operated manually or put on a timer. EPA rated wood stove that draws its combustible air from outside the house. The EPA rating is given for stoves that emit fewer than 4.5 grams of particles per hour. There is no natural gas or propane on the property. The wood stove is the only source of a combustible flame in the house and is not needed very often. Grey and black water are plumbed separately. Passive radon mitigation system installed below slab and vented out roof.

Property Description

Located on a 1.6 acre lot, just a 10 minute bike ride from downtown Salida, this is a very comfortable home. Warm in the winter, cool in the summer, the temperature swing is rarely greater than 5 F over a 24 hour period. Spectacular views of the northern Sangre de Cristo Mountains and Mt Ouray are available from the large southern windows. The southern flank of Mt Shavano can also be seen from the property. The adjoining 1.89 acre lot to the southwest is also for sale with this property for an additional $75,000 for a total of almost 3.5 acres. Property includes 2000 sq ft house, oversize garage and greenhouse. Built on a single level with all doors 3 feet or wider (excepting the guest bedroom and guest bath) for wheel chair accessibility. It has 2 bathrooms and 2 bedrooms with an office that is convertible to third bedroom. Lighting fixtures in kitchen, dining room and living room were made by a local glass blowing artist. Cabinets and interior doors were made locally using beetle kill pine. House trim is also of beetle kill pine. Rock work was done by local masons using Colorado river rocks. While the garage is not heated, it is very well insulated and it rarely freezes during the winter. The green house is earth bermed and built out of salvaged materials. The house, garage and greenhouse together with a coyote fence enclose a patio courtyard that provides wind shelter and summer shade. There is also a porch on the east side of the house with a pergola. A six foot deer fence surrounds a yard area around the buildings for protection of young plants. It would also make an excellent dog fence. Inside the fenced area is a sprinkler system backbone with a controller in the garage and three, four hose manifolds, one each on the north, west and south sides of the yard. There is a woodshed / woodbox at the end of the driveway that can easily hold the wood needed for several winters. The wood stove is rarely needed, usually used less than 10 times a year, on nights following the rare winter days when the sun is not shining.

Neighborhood Description

Ute Heights is only one mile from the new hospital and two miles to the center of town. With minimal traffic it is a pleasant bike ride into town. Mountain biking in the Arkansas Hills and S Mountain nearby. One mile from Gold Medal Trout Waters in Arkansas River just a mile away and is world famous for river running.

Market Area

Salida is a small friendly town of 5000 people with a large tourist industry. It is high desert with over 300 days a year of sunshine. Monarch ski area is just a 30 minute drive.
