Property Description

If you’re tired of the rat race and are looking for that special property that offers incredible serenity and gorgeous views of the high desert and surrounding mountains, this just might be the place for you. This is a 40 acre parcel of land that lies at the south end of Mason Valley about 15 miles south of the town of Yerington. The owners of this property wanted to get away from the crowds and develop an “off the grid” property that is both environmentally friendly and economical to own. They constructed a 2,250 square foot home that is supported by a somewhat typical wood frame but then has wall insulation composed of straw bales that give the walls an insulation value of R-75 and the ceilings an R value of 35. The exterior and interior walls are covered with a beautiful and durable stucco finish that’s ideal for withstanding the rigors of the high desert environment. The home is constructed on a beautifully dyed concrete slab that has a radiant floor heating system (all parts are there except for a boiler) that has never been activated because the owners have never had the need. The home features an extra large master bedroom with custom built in drawers and storage areas. The master bathroom features a large, freestanding claw foot bathtub, a beautiful shower stall and an extra large double sink vanity. The charming kitchen features beautiful custom built cabinets, abundant pot shelves, a cozy kitchen nook and patio doors that are ideally positioned to provide unobstructed views of the sunrises that only the high desert of the Great Basin can provide. The dining, family and living rooms make up a great room that flows elegantly from the kitchen to the west end of the house. The living room is highlighted by a very large, custom built bookcase that stretches across the length of one wall. The great room has high ceilings and ceiling fans throughout to provide a refreshing breeze. The view from the great room toward the rear of the house is complemented by a beautifully built loft including a spiral staircase and a wrought iron fence that borders the loft. The property has numerous outbuildings that provide enough work and storage space to keep just about anybody happy. Buildings include a 36’ X 72 pole barn, a 12’ X 30’ metal storage shed on a concrete slab, a 22’ X 12’ workshop, a 24’ X 22’ car port, a 12’ X 16’ gazebo and a 10’ X 12’ battery storage room. There is also a 60’ X 25’ raised garden bed area complete with hoop frames and a very large root cellar that is fully capable of securely storing pretty much anything you can grow on the property. The exterior landscaping is pretty much xeriscaped but there is also an extensive drip irrigation system to provide water for those trees and shrubs that need a little extra water. The combination of incredible serenity and the food, water, shade and cover provided by the flora on this property make this little oasis in the desert a huge attraction for a wide diversity of wildlife that provide endless entertainment as you relax on the patio while enjoying the gentle afternoon breezes that are so common in this area. Water for the property is provided from a 260’ deep well that is equipped with a solar powered pump that is driven by its own set of solar panels. *The agent representing the seller is employed by Roberson Realty in Yerington, Nevada. 401 N.
