Property Description

This is a lowcountry house in Windmill Harbour that was made as energy efficient as possible using the most advanced technologies and proven systems. The following summarizes the key features and attributes of this 6500 gross square foot 3 level home with 0ver 5200 square feet heated and cooled. Energy Saving Systems: 1. The home uses a closed loop ground water geo-thermal heating and cooling system that is efficient, environmentally friendly, safe and economical. There are 7 deep wells spread out across the back yard that form a continuous loop of water-filled piping that brings constant 54 degree temperature to 2 geo-thermal Florida Heat Pumps ( 4.0 and 3.0 ton ratings) located inside of the house (out of the harsh environment) using 2 small circulator pumps. The piping is not pressurized and contains only natural water as the temperature conductor. 2. The two heat pumps drive two TRANE heating and cooling air handlers which are high efficiency units with 99.9% electrostatic dust remover systems and 2 outside air re-circulating recovery systems to maintain highest and cleanest indoor air quality. The larger unit has a second zone damper valve to supply HVAC to the lower level. 3. There are 3 HVAC zones controlled by 3 TRANE advanced programmable thermostats which controls and monitors all systems functions and regulates temperatures to +/- one degree. 4. The full exterior cavities of the house from roof to all exterior walls to the lower floor levels are fully filled with open cell spray foam insulation. This Demilec USA foam is water based and highly efficient and provides excellent insulating capabilities. The attic temperatures are less than 10 degrees hotter than the conditioned spaces of the living areas even on the warmest days. 5. The roof is covered with a Tri-Par membrane that is self sealing around all nails and provides an extra level of water and air sealing. The roof shingles are 40 year ELK Brand with a special 3M reflective granulation that reflects some 30% of the sun’s heat off of the roof and back into space. Other parts of the roof are covered with anodized green metal roofing that could support solar panel foil between the standing seams and be easily wired into the electrical system which is located under the main porch and out of the elements. 6. The house itself is fully framed using 2x6’s and pressure treated plywood sheathing throughout the first level. The sheathing is covered with a NEW special heavy duty DuPont Tyvek imported from Europe. This is significantly heavier than the normal construction Tyvek and has a metalized reflective layer that reflects and dissipates the sun’s heat as it penetrates the Hardi Plank siding. 7. The windows are highest quality Jeld-Wen (Pozzi) low-e thermo-pane with grids inside of the glass for ease of cleaning and mold control. All opening windows are surrounded by true working hurricane rated shutters that close and have attachable bars to make them full Florida Dade County hurricane rated. In addition the interior of all windows have 3M film applied for reduction of any glass shattering and reduction of the entry of the sun’s rays. 8. Hot water is heated by propane for efficiency, economy and fast recovery. The water heater is located on grade level for easy servicing and eventual replacement. Propane is used for the kitchen cook-top, the great room fireplace and the outside rear deck gas grill. Living Enhancement Systems 9. All tap water is passed through a whole house filtration system that removes the finest impurities and various minerals. System automatically back flushes and maintains itself in proper operating condition for a period of 7 to 10 years between filter media changes. 10. The fireplace is a sealed direct positive vent system that takes in outside air for combustion and vents all exhaust back out of the house. The firebox is sealed and has a fan to circulate air around the heating chamber and into the great room. 11. Ceiling fans in all rooms to improve air flow and air conditioning circulation. Baths and laundry fans/connections all vented outside with quiet FanTech systems located in attic spaces for the three major use bathrooms. 12. Garage level is partially heated and cooled to reduce dampness and air intrusion. 13. All carpeting is laid without glues to maintain air quality. 14. The hard woods for the flooring are from certified renewable forests and are nailed without glues. They are finished in a hard water-based low VOC satin varnish. Maple is used in the kitchen and stairs, Canadian Oak in the master bedroom and Brazilian Teak in the rest of the main level and upper hallway. 15. All walls and ceilings are painted with Benjamin Moore low VOC paints. 16. The front porch decking and upper level steps use IPE wood which is from renewable forests and left to age naturally. 17. All walks and driveways are done with concrete pavers in a “Shrimp Boil” coloring. The pavers are set in hard packed sand over a deep base of stone dust. This allows for easy modification and repairs plus semi-pervious water absorption. 18. The gourmet kitchen is equipped with GE monogram stainless steel cooking appliances, Kitchen Aid built-in 3 door 42 inch built-in refrigerator, Kitchen Aid 2 drawer dishwasher. Counters are granite and the cabinets are cherry with solid plywood boxes and shelving. 19. All bathrooms have Corian countertops with Toto low-flow flush toilets. Master bath has the Toto Bidet heated seat with multiple jets. Master tub is a Bain AIR jet with all systems built external to the tub for repair and maintenance. 20. All of the structural framing of the house was treated with a non-toxic Boarate solution to prevent bug infestations and deter termites from taking up residence in the wood components. All wood on the lower slab level is pressure treated lumber. 21. There is a perimeter Senti-Con Termite control system with regular monitoring to insure that no termite reaches the building space. 22. Trus-Joist silent trusses are used in all floors. In addition heavy duty laminar beams are used to span all large open spaces in the roof cavity in lieu of standard construction lumber. 23. All door and window entry points are protected with a wireless security system with central monitoring by Palmetto Security. The connection to the central station is done by hardwired telephone line and a backup wireless connection both with tamper detection monitoring. 24. The whole house has structured wiring to all rooms. This is a bundle of two coaxial HDTV cables and two category 5e twisted pair cables each with four pair of wires. 25. The Great Room is wired with a 7.1 surround sound capability with amplifier connectivity in convenient built in cabinet. Future Enhancements: The house has several potential enhancements that can produce further environmental improvements. They include: 1. Solar strips in a medium green color can be laid between the seams of the metal roof that covers the porch area. This would provide about 500 square feet of solar surface. This can be wired from the roof to the under porch area that houses the electrical panel where a net metering transfer connection can be established to move excess power production to the grid by running the meter in reverse. 2. The downspouts can be interconnected to an underground water reclamation tank and then used to support the irrigation system.
