The house was built using solar orientation to take advantage of the optimum positioning on the lot. Sitting back from the street provides a sense of arrival whilst the trees provide cool shade for much of the summer, and allow sunlight to penetrate in the winter months. The ground was not pretreated with harsh chemicals to prevent pests rather Termimesh was used. Plants are Texas native or adapted, watered through a zoned drip irrigation system, and the mulch is reclaimed chip lumber from the waste created during construction. Paths are crushed granite and beds are reclaimed brick and stone. A feature of the landscaping is a dry creek bed which doubles as surface drainage directing rain water away from the property as necessary. Driveway in front of the garages is pervious allowing water to drain into the earth below. Much of the rest of the concrete contains 51% fly ash in place of cement. Fly ash is a byproduct of coal combustion and reducing the amount of cement eliminates half of the CO2 emission. Slab is piered. Crushed concrete provides the hard standing for the little house. Siding, trim and cornices are Hardi siding which arrives pre prepared to the jobsite. Color is light by design giving a period house look. No painting so durable and no VOC emission. Clipped shingles on the gables add to the period feel. Windows and doors are E rated Pella Architectural Series. Windows open from the top and the bottom. Access to the home is via steps or ramp. Home has low threshold, no steps inside, and wide doorways for accessibility by wheelchair. Front porch is 10’ deep allowing shade to the house and room for seating. All brick is reclaimed. Front door opens to the entry of the home, with direct access to the rear patio creating a breezeway opportunity. Wood flooring is 100 year old structural wood reclaimed from a cotton warehouse in Galveston. Inside walls are wall board made from reclaimed gypsum. Advanced framing technique utilizes 2x6 on 24” centers with California corners. Picture rails are installed for the hanging of wall art so as not to damage the walls. Kitchen island top is sustainable bamboo. Counter tops in kitchen are Enviro Glass. Designed by the homeowner they contain recycled glass bottles, mirror, oyster shells and ceramic in a VOC free epoxy resin that uses soy based coconut oil derivative. Mud room and utility room flooring is a similar product called Enviro plank. A sub meter in the mud room allows monitoring of the electric usage as it pertains to the HVAC. All cabinets are certified growth wood. All paint and stain inside the home is water based and non VOC emitting. Master closet has reinforced walls to provide a safe shelter. The roof of the property is standing seam metal. Durable and reflects heat away from the home. 12 over 12 pitch allows rapid water drainage. Rain water runoff is collected in the 10,000 gallon gravity fed tank which then passes through a filtration system to clean and sanitize the water for whole house usage. City water is available to supplement or replace the harvested water. The back patio is extra wide to provide more shade. Mounted on the roof is a passive water heater. A heat exchanger in the attic transfers heat to water for use in the house. A gas water heater provides additional heating when necessary. All bathroom vents connect to one single fan in the attic, and each is on a timer. Utility room walls have extra insulation for sound control. The amazing walk up attic can easily be more living space. Currently it is conditioned and rarely more than a couple of degrees off the living space temperature. The 3 ton 16 Seer variable speed A/C has a dehumidifier. Whole house air exchange occurs approx every 2 hours. There is an air space between the floors for sound insulation The roof construction includes, metal on the outside, then radiant barrier, then Tyvek attic wrap clipped to each rafter, the sprayed foam. The little house is being sold fully furnished as you see it. It provides a one bed, one bath house that can sleep 5, and includes a gas dryer, washer, and gas stove.
