What makes your home a Green or Healthy Home?

This home is completely off-grid and totally self-sufficient with two large propane tanks and its alternative power equipment, plus the two wood burning stoves all located on-site. An automatic propane powered Kohler generator is housed outside the main buildings and provides the primary source of power. Additionally, eight solar panels positioned on top of the spare garage or boat house draw energy from the sun that is stored for current and future use. There is an OutBack power inverter that inverts the generator and solar power, which is then stored in a bank of 16 batteries and in turn, provides all electricity to the buildings. The propane tanks furnish the fuel to run the Rinnai wall heaters, which heat up the living room and dining areas, and also run the Rinnai tankless water heaters, as well as the kitchen stoves. There are wood burning stoves in each of the two main buildings with a wood shed adjacent to each one for easy storage and access to an endless supply of clean burning wood. The main garage also has a Hot Dawg propane ceiling heater installed with an adjustable thermostat. Additionally, most of the windows are energy-efficient and there are quilted roller window shades in the apartment living quarters above the main garage, as well as in the recreation area on the lower level of the cottage. These are outstanding for conserving heat during the winter.

Property Description

Here you’ll find that perfect balance between getting back to nature and still enjoying the comforts of urban living. This impeccably maintained, multi-purpose compound offers the ultimate in privacy and recreational living, and yet, it’s only minutes away from the nearest town. It is essentially two properties in one with adjacent buildings housing dual living quarters (perfect for those who desire their own living spaces or separate lodging for guests). Among the highlights are 13.6 sprawling acres of scenic woodlands and 650 feet of waterfront on Manhanock Pond. The first building is a Gambrel style cottage house with two and a half levels. The main level features a bedroom, full bathroom, an efficient galley kitchen, a dining area and an adjoining living room. The walk-out lower level includes a family room or recreation area with a wood stove, a full bathroom and a laundry/utility room. The upper level is essentially a loft that includes another bedroom, along with a separate open area that would be perfect for use as an office, studio or additional sleeping space. A new 30-year roof was just added to this structure in 2015 as well. The second building has a contemporary design and includes a large, finished apartment built over the top of a huge (28’ x 40’) multi-car heated garage. The upper living area features one bedroom with lots of closet space, a full bathroom with a laundry closet, a living room with dining area and an exceptionally spacious kitchen. The lower garage comes equipped with a half bathroom/utility room and includes a wood stove, plus a propane ceiling heater, making this an ideal location for a workshop. Both main buildings also feature wood decks and offer spectacular views of the pond and surrounding woodlands. Other buildings on the property include a large (16’ x 32’) second garage or boat house (also perfect for storing kayaks, snowmobiles and 4-wheelers), a generator house and two wood sheds. A half-mile maintained gravel road leads up to a paved asphalt driveway that enters the compound and provides access to all buildings with effective drainage throughout to keep water and ice build-up away. Additionally, the entire property is protected by a security system with cameras that can be monitored remotely. High-speed broadband Internet service is also available. This property will come mostly furnished with the vast majority of essential equipment and like-new appliances already being provided. Included in the sale will be two refrigerators, two gas ranges, two microwave ovens, two washers, two dryers, one complete power setup with a generator, solar panels, power inverter and battery bank, two wood stoves and most furniture shown in the pictures. There are also four kayaks available for purchase separately if desired. For recreation, enjoy walking the well-manicured grounds while you meet your new neighbors, the moose, deer, bald eagles, wild turkeys, ducks, loons and lots of other amazing wildlife residents. You’ll find them running through the rich forest and playing on the placid water. Feel free to join them out hiking and boating, or introduce yourself to some of your more hidden neighbors by going hunting or fishing. In particular, Manhanock Pond is renowned for having some of the best trout, bass, perch and pickerel fishing in Maine and also offers spectacular ice fishing in the winter. Keep an eye out for turtle migrations in the Spring. Your walks should be pleasant, as the entire property, including the forest and grounds, has been well managed by a caretaker with a forestry degree. On your excursions, you’ll also encounter countless wildflowers and pond lilies. There is plenty of room to roam here and endless adventures to be had with family and friends.

Neighborhood Description

If your goal is to not actually have a neighborhood at all, look no further. This property is located half a mile off the main road and the closest neighbors are nowhere in sight (well over half a mile away). So you’ll largely be on your own. You’ll still have plenty of nature’s finest inhabitants, the local wildlife, to keep you company though.

Market Area

Should you tire of all the splendor of nature and your newfound solitude and wish to venture a little farther away from home, the nearest town is Guilford, located just a mere mile away. Here you’ll find your small town grocery store, bank, drug store and service stations. The nearest larger town is Dover-Foxcroft, which is about 8 miles away. Look here for your nearest Tractor Supply store, hardware stores, restaurants and other more mainstream establishments.
