Property Description

If you would love a quiet, peaceful retreat or small, homestead farm at the end of a dirt road with views of the mountain sunsets, this property might be just right for you.
Built in 2000 and extensively upgraded in 2008, the house is filled with natural light, has a stone hearth, hardwood, tile and slate floors, built in bookcases and cabinets, and a whirlpool tub.
The owners of this house will enjoy no electric bill, ever, with enough solar electric to power the house and probably an electric vehicle. Enjoy warm floors all winter with low heating bills from solar hot water and radiant floor heat.
This solid, energy efficient home is only 16 miles from Montpelier, 3 miles from Groton State Forest and near many skiiing areas. Surrounded by perennial gardens, fruit and nut trees, pastures and woods, land also includes a small, run in barn, vernal pond, gorgeous, near 360 views and a roomy, seed starting shed.
Relax on the large deck to enjoy the sunset or sleep out on the screened-in porch. Easy to maintain and with low taxes, the house has a brand new generator and Jotul woodstove.
This property can also accomodate cattle, goats or horses. Come check out this special place.

What makes your home a Green or Healthy Home?

Enough solar electric to pay all utility costs plus hot tub, animal shed, and/or part or all of electric car power, saving gas expenses.
Also solar hot water which provides heat for radiant floor warmth and reduces oil use for hot water and home heat!

Neighborhood Description

We are at the end of a mostly level dirt road which is well plowed in winter by the town.
There are 4 other houses on our road (great neighbors). We have total peace and quiet, as well as privacy, with only one house near us and 32 acres surrounding the house. Yet we are a couple minutes from the village of Marshfield and only 16 miles from the capital city of Montpelier. Other neighbors include lots of deer, wild turkey, coyotes and an occasional black bear (no problem if you keep your food in)

Market Area

We have a very active Food Co-Op in Plainfield, only 10 min. away. Plainfield also has a nice dinner restaurant/bar and a great breakfast spot. Our village has a pretty famous restaurant and bakery (Rainbow Sweets), a town library, and 2 general stores. There are many artists, writers, musicians and poets living in the quiet hills of Marshfield.

School District

Twinfield School, pre-K - 12, is a few miles down the road and has dedicated teachers, active community involvement and a good reputation. There is also a large Christian Church community close by with its own school.

Community

Lovely, active Vermont community with lots of creative and caring folks. There is an ethic here of giving your neighbors privacy and space, yet being there to help one another.
This is so valuable. Our closest neighbors are the Best! This morning when I woke, there were fresh, out of the oven, just-picked, blueberry, cornmeal muffins on the back porch. My neighbor's way of letting me know that her 20+ blueberry bushes are now ripe for the picking. Her son plows our driveway and sells us wood.
