The next generation of energy efficient homes will offer unbelievable savings on energy costs without compromising comfort, style or livability. For one Phoenix builder, two Craftsman style homes demonstrate that the future is now.
The homes, located just south of Bethany Home Rd. on 14th Street, have a HERS (Home Energy Rating System) score of 19 – lower is better. For comparison, most new home construction scores in a range of 65 to 70. This enviable score is attained through a “whole house” approach to energy savings incorporating high performance construction materials, high efficiency mechanical systems and photovoltaic solar energy production system. For example, the entire building envelope is insulated with 5.5 inches of sprayed open cell foam insulation in the exterior walls, gables and underside of the roof. Two 20 SEER, variable speed HVAC units supply comfortable, conditioned air throughout the home using delivery ducts which are located in the attic within an insulated space for increased efficiency. These units are so quiet that it’s sometimes necessary to look at the programmable thermostat to confirm that they are running. Homes so tightly insulated might be subject to poor indoor air quality, but Urban Fabric has also included a sophisticated fresh air ventilation system to continually refresh the air in the home.
This Craftsman style home was completed in May 2017. It features the best elements of that style including an inviting front porch, fluted columns and built-in cabinetry.
The North Central corridor of Phoenix is an area that starts roughly 3 miles north of Downtown and is characterized primarily by mid-century Ranch style homes and custom homes on large lots. In the last 15 years there has also been a great deal of new home construction infill.
Phoenix is the 5th largest city in the country, and this house is located right in the center, with easy access to downtown Phoenix, Scottsdale and the campuses of Arizona State and Grand Canyon Universities. Named one of America's 15 best hiking cities, Central Phoenix is home to local favorites Camelback Mountain and Piestewa Peak. Lesser known but great hikes include North Mountain and Shaw Butte. The system of canals provide wonderful paths for running and biking.
The public school district for K-8 is the Madison School District. It is one of the very top districts in the entire state. The Phoenix Union High School District is the next level. There are also a great number of private, parochial and charter schools in the area.
Established neighborhood with a wonderful mix of older homes and newer construction. Walking distance to many great dining options, and short driving distance to dozens of other quality restaurants including Postino, Windsor, Joyride Taco, Federal Pizza, Lucy's, Phoenix City Grill, Culinary Dropout, Zipps and The Vig.
