What makes your home a Green or Healthy Home?

This home sits on 10 acres, while surrounding parcels range from 10-40 acres. The house is about 450 feet from the roadway (traveled only by local residents). The location of this home is about 20 miles north of the town of Prescott, AZ. The property backs up to State land, and adjacent parcels are large. The owners have found the air here to be very clean and fresh. It is breezy with prevailing winds coming from the SW in the warmer months and from the NE in the cooler months. Exterior walls are of 14î thick Rastra (tm) blocks, a material made from cement and polystyrene, which is then filled with concrete. This makes for a very energy-efficient structure, with no other insulation needed. According to the Rastra manufacturer, 14î Rastra (tm) walls provide an R-Value of 50. Insulation (fiberglass) was used in the attic and garage, and in a few interior walls for sound deadening. The exterior is stucco. The metal roof, which covers the house and garage (3000 S/F), will last a lifetime. (The metal roofing is supported by a base of OSB sheathing, a type of particle board. Since this is in the attic and the attic is so well ventilated, we did not expect a problem, and it has not been a problem.) The flat porch roof on the south side is 800 S/F and is covered with a material similar to asphalt shingles. Metal studs were used in the interior walls of the house in order to eliminate concern about termites. Wallboard has foil backing as addition! al protection against any potential outgassing. Water pipes of Wirsbo, said to be safest material for water pipes. The garage is stick-built, 2îx6î (with finished interior walls and stucco exterior), and was treated with nontoxic TimBor as a precaution against termites. Floors are concrete ñ scored diagonally to appear like large tiles. They are grouted with Hydroment (tm), stained with Baer Concrete Stain (not specified as nontoxic, but owners found it to be totally nontoxic once it dried), and sealed with AFM Hardseal. Interior paint is by Pittsburgh Paints, Pure Performance, no-VOC. It is an off-while, so there was some pigment added. Exterior Paint is Baer Elastomeric (not specified as nontoxic, but owners found it to be totally nontoxic once dry). Kitchen cabinets are by Neil Kelly of Portland, Oregon, and are made of wheatboard with oak veneer, sealed with a clear, nontoxic sealer. Owners specified drawers (full-extension) in most of the lower cabinets rather than the typical doors with inside shelving. There is room for separate upright refrigerator and freezer in the kitchen. Dishwasher by KitchenAid has stainless interior. Stove is electric GE 30î range, with smooth top surface and oven. There is, in addition, a Whirlpool wall oven, 24î Convection. There is added built-in oak cabinetry at the end of the kitchen, which adds even more storage and provides accessible space for small appliances or other items. Kitchen countertop is multi-level to provide different work areas for different tasks. Countertop is tile. Bathroom countertops, shower and tub area are tile. All tiled areas are grouted with Hydroment. Windows are in every room, including laundry and bathrooms. Tiled shower is 3í x 7í, thus requiring no shower curtain. Design allows for good ventilation, and glass blocks make up the upper half of one wall to allow light to enter.

Energy-efficient and safe home was built to accommodate wife who is has severe MCS. Attention to the use of nontoxic materials was of prime concern, as was cross-ventilation and air exchange to take advantage of the clean air in this pristine region of the high desert.

Utilities: Propane hot water heater and on-demand propane-fired hot water boiler for the radiant floor heat. All else is electric.

A breezeway separates the home from the oversized 2-car garage/workshop (641 S/F). A huge screened porch extends for the entire length of the home on the south side. Porch and breezeway total 1100 S/F. Home has 2 master suites ­ one with Jacuzzi Tub and one with a 3’x7’ walk-in shower. Each bathroom has an operable window for additional ventilation and natural lighting.

Each bedroom has a 5’x7’ window facing south as well as two smaller windows on an adjacent wall, and each has a large walk-in closet. A TV-library room is complete with beautiful and functional custom oak cabinetry and bookshelves on 2 sides of the room. Kitchen overlooks the greatroom, which includes a living area & dining area with ( 2) 5’x8’ windows which look to the south toward Prescott with a view of Granite Mountain. A 5’ x 8’ pantry is adjacent to the kitchen.

An efficient wood-burning stove is centrally located in the greatroom. A laundry room with small operable window accommodates washer and dryer, and contains 4 storage closets with shelves. The utility room (pressure tank, propane hot water heater, and boiler for floor heat) exits to the exterior of the home. All windows are large and operable to allow enjoyment of the clean air found in this area. To provide for air circulation and exchange, there is a 600-cfm whole-house fan. In addition, there is a powerful kitchen exhaust fan, plus exhaust fans in bathrooms, pantry, laundry room, and both bedroom walk-in closets.

This home has radiant floor heat split into 4 zones.

Cooling is passive, and the house remains quite comfortable due to the 14” Rastra (tm) walls, and the porch which extends the entire length on the south side of the house. The whole-house fan allows the owners to take full advantage of the cool nights at this altitude of just under 5000’. Paddle fans are in each bedroom, the TV/library, and two in the greatroom. There are also two paddle fans in the breezeway, but these are seldom needed. Nighttime temperatures are typically 30-35 degrees cooler than daytime temperatures.

Large solar light tubes are located in the kitchen and laundry room. These allow sunlight in, but keep the heat out.

Fourteen wall sconces are located throughout the interior. Current owners use 7.5 watt bulbs, allowing for the entire house to be dimly lit using under 100 watts. There are exterior sconces, too.

There is satellite TV and high-speed Internet connection, and the home is fully wired for both.

Approximately 1 acre surrounding the home has been fenced, with most of the area inside the fence having been landscaped with walkways, decorative stone and other contrasting materials to allow for a low-maintenance yard. In addition to the native trees present, there are numerous shade trees, several pine trees, and bushes, as well as a perennials garden, to complete the landscaping. Almost everything within the fenced area is on drip irrigation ­ for convenience and efficient use of water. A free-form stucco wall outlines the large patio area on the north and east side at one end of the house.

There are approx. 200 S/F of raised bed vegetable gardens enclosed with 6’ chain-link fencing. In addition, there is an orchard with 4 apple trees (Red Delicious, Golden Delicious, Gala, Granny Smith), 2 peach trees, and 2 plum trees.

A site-built, 12’x16’ garden/storage shed is adjacent to the vegetable gardens. The shed was built with redwood studs to avoid using treated wood. In addition, there are two Rubbermaid-style sheds. Water hydrants have been strategically located near the gardens and orchard, as well as at a number of locations surrounding the home.


Neighborhood Description

This property is part of a 6500-acre, nighttime-gated subdivision called Crossroads Ranch. Parcels are generally between 10 and 40 acres, although the minimum allowable size is 8 acres. The property is located in Williamson Valley, 20 miles north of Prescott, AZ in a very rural area. Property is 4-1/2 miles east of the main road, so only local traffic makes its way through the community. Housing is sparse in the area, due to the large parcels designated for this area. The entrance gate to the community is across from the local fire station; the gate is closed from 7 pm to 5 am. The local area is rolling hills with vegetation consisting mostly of Utah Juniper trees, a few Pinon Pines, low Scrub Live-Oak bushes, and a sprinkling of a few species of cactus, mostly Prickly Pear. Crossroads Ranch is situated on the eastern side of Williamson Valley, which lies north/south, extending out to the north from the town of Prescott. Lovely views to the west from this property look out across the wide Williamson Valley to the Santa Maria Mountains, about 20 miles away. Sunsets are often extraordinary. Star-gazing is exquisite! The area is open range, so cattle can sometimes be seen roaming about. Also, antelope, deer, javalina, road runners, foxes, rabbits, squirrels, and other animals are seen. There are many birds, and two species of humming bird.

Market Area

Prescott, 20 miles to the south, is the Yavapai Co. seat, and a lovely town with lots of interesting history. Prescott has no parking meters, and only a few traffic lights. Population is approximately 35,000. The town is situated in the northern foothills of the Bradshaw Mountains at elevations around 5300-5500 feet. There are festivals at the Prescott Courthouse Square on most summer weekends, and a Rodeo every July. For shopping, Prescott offers many shops in the downtownî area, several malls on the outskirts of town with the usual stores, plus a Home Depot, Costco, Best Buy, JC Penny, Sears, and Dillards. There are numerous restaurants in every category and price range. There are several excellent health food stores in Prescott, including one rather large natural grocery store (New Frontiers). Naturopathic Doctors (N.M.D.ís) are licensed to practice family medicine in Arizona. Yavapai Regional Health Center (Prescott Hospital) is on the side of town nearest this property, so is only 30 minutes driving time. The New frontiers grocery store is also on this side of town, as are a large bookstore, hardware store, and many doctorsí offices... and more. The malls are on the opposite side of town, but driving is easy because of bypasses, making drive time 35 minutes. There are two colleges in Prescott.
