All of the rooms are of spacious proportions: Master BR is approx. 12'X15', the Main Bath is 11'X 12, the upstairs loft, most of which is walkable is about 500 sq. ft. and the Office/3rdBR is about 13'X17'. The large upper loft area is currently used as a guest BR and also has a large sitting area in front of 4 floor to ceiling dormer windows facing west, the San Juan Mountains and evening sunset. As seen in the second photo, the view from the porch, LR, BR and second floor windows of Mount Blanca is the loveliest in the whole valley.
There are elk herds that travel through, antelope, deer, as well as coyote and fox and numerous birds. There are miles and miles of wonderful horseback riding opportunities here.
The home is situated on county maintained roads that connect in 3/4 mile to a major 2 lane highway. The house is surrounded by 11 fully fenced acres; horses permitted. There is a horse shed. Deep drilled well. Electricity is provided by solar panels, inverter and 12 one year old batteries. A backup generator is needed only to bring the water from the well into the indoor holding tank and when laundry is done. Large Vermont Castings convection wood stove provided plenty of heat for this past winter. However,
propane heat is available from wall units throughout if desired.
The $1200 utilities charge above is for the propane that runs all the applicances and for the wood burned in the winter. Dish internet TV & internet service is available here.
