This is an Earthship-style house with passive solar heat and high thermal mass construction making this home extremely efficient. Eighteen 260-watt solar panels provide photovoltaic energy stored in brand new 28 KWH 48V maintenance-free, Lithium-iron phosphate (LiFePO
4
batteries. A wind turbine helps to augment solar energy storage on those stormy or overcast days. A 10KW Kohler propane backup generator with automatic start and battery monitoring, charges batteries and provides power to the house if needed.  Thermal mass with all floors and back walls in direct contact to the earth provides earth's warmth in winter and cooling in summer. Fully-engineered rain-water collection systems provide plentiful water for a family of four. Water is collected from the 3,700sf roof and held in cisterns with a total capacity of 6,500 gallons. Three 7500 BTU per hour evacuated solar tube racks heat the domestic water AND the hot tub. A backup propane on-demand hot water heater can be turned on in the event of several days of overcast to provide hot water for all domestic use. The $250 annual utilities listed, is the cost of approximately 100 gallons of propane for the generator, cooking, backup on-demand water heater, and gas dryer usage. Water is of the highest quality with 4 filters and a UV light.

Additional features include a beautiful highly-efficient Kiva Rumford built fireplace; hot water recirculation pump to avoid wasting water; Davis instruments weather station; and Riolink camera system. Organic building materials include adobe earthen plaster, natural tiles, rock, reclaimed wood, tin, and beetle-kill pine. 

There is also a 1,000+/- square foot cement block stucco shop that is pre-plumbed for hydronic in-floor heat and two evacuated tube panels are included and on-site ready to be installed. Shop has a large 16'x8' 2-car garage door for ease in moving equipment in or out. The shop is self-sufficient and independently powered by its own solar photovoltaic system.


Neighborhood Description

An amazing mountain community is happy to help and come together for gatherings for those who welcome that or keep to themselves for those who wish to live more reclusive. The subdivision is kept private with a gate opened by a special code and is less than ten miles from a brand new fire station and emergency services. There is a road association that gathers to address road conditions and maintenance and is provided using annual road dues that all land owners pay annually.
