What makes your home a Green or Healthy Home?

We have not used pesticides, herbicides, fungicides or fertilizer anywhere on the property. Additionally we use mostly green/eco/non toxic friendly cleaning products to clean the buildings. The main home boasts an almost brand new Geo Comfort geothermal heating and A/C system. The utility cost listed above includes all 3 homes and outbuildings drawing power for heat, a/c, fans, pond pumps, power tools etc. all year. Included in the utility cost is the electric, propane and firewood (if purchased). This cost could be reduced greatly by restricting use of the 2nd and guest homes and/or using firewood burning stoves for heat in the Winter.

Property Description

Main home: A roomy 2100sf, 3 bedroom, 2 bath, 1 office/den. We have a 2 year old geothermal heating and cooling system which has 8 years left on the warranty (saves a ton of money on A/C in the Summer and works great!), outdoor wood burning stove (Hardywood) which heats the inside of the home and can heat the water too, antique wood burning cook stove (works), gas cook stove, dishwasher, wood burning heating stove, propane gas log fireplace, 2 hot water heaters (1 electric and 1 hybrid which heats with gas or the outdoor wood burning stove or both). The insulated, dual panecwindows in this home were updated in 2004. Just outside the kitchen door to the house is a small canning kitchen/pantry. We are currently using this building for food storage. This canning kitchen has power and a small window a/c to keep our stores cool and dry during the Summer. There is an owned 500 gal. propane tank just outside the house. This home also has it's own septic tank for the toilets but all of the sinks and showers and the clothes washer are diverted to a gray water area to cut down on the septic load. The storm shelter is located just off the main door of the home. The house also boasts a huge wraparound deck. The deck was treated and stained in 2014. The deck's railing was intentionally left open (no balusters) so as not to obstruct the view of the property from inside the house. Second home: This is a country/rustic themed home with 1500 sf. 1 Bed, 1 bath with claw foot tub, 1 office with full kitchen, propane cook stove, electric hot water, propane clothes dryer, clothes washer, propane forced air heat, central a/c and a vintage Vermont Castings wood burning heat stove. The home is well insulated and has dual pane windows. This house has a 500 gallon owned propane tank that it shares with the shop and greenhouse. The home shares one of the 3 septic systems on the property with the guest house. We currently have a family member residing in this home who is willing to stay and rent if buyers desire. Guest house: This adorable cottage is approximately 700sf with large open concept living area with a kitchen, bath and shower. This house does not have central heat or a/c as we have a portable a/c, portable electric heaters and the windows are insulated, dual pane. There is a 40 gallon electric water heater and full size electric fridge. Building is set up for easy winterization. This house shares septic with second home and has an attached animal nursery. This house is great for guests, the weary traveler or your mother in law!!! Drive thru Shop/Apartment with loft: 40X50/2000 sf, fully insulated with sprayed in foam, wired for 110 and 220v power, plumbed for air/pneumatic tools, 2 large roll up doors (drive thru), 2 man doors, apartment with kitchenette, wood burning heat stove, closet, 1 bedroom, 1 bath with sink and shower, on demand propane hot water. Shop is set up for easy winterization. This place is a handyman's dream with lots of space and the built in apartment/man cave! Greenhouse/Well House: Approximately 20 foot long tunnel covered with 3 mil clear poly cover. Inside the greenhouse there is running water, grow lights and power. The greenhouse is attached to the well house which serves as the main water supply to the entire property. The 110V submersible well pump is about 2 years old and still under warranty. It is set up on 110V so it can be run off grid via battery back-up if needed. The approx. 90 gallon pressure tank is about 2 years old and provides excellent water pressure for the entire property. As mentioned before there are 2 more wells on the property that can be utilized if necessary. There is a 3 brick wall mounted propane heater (plumbed to one of the 500 gal. propane tanks) which can be used to keep the well house and greenhouse heated in winter. This setup is great for off grid and sustainable living. Outbuildings: There is ample storage on this property as we have a metal two car carport, one car garage attached to one of the chicken coops, storage shed, vintage hay barn, small "lean-to" in the fenced pasture and another lean to shed located in the corral next to the 2nd home. There's also a nursery and 2 chicken coops. Just outside the main home there is a storm shelter/root cellar that is insulated and has an air vent and the canning kitchen. There is an RV pad/parking area with septic, water and electric hook up as well. There are also 4 frost free water hydrants located around the property. Off Grid: We have a 1056W solar panel array (16X 66W solar panels on an articulating array), with batteries and inverter as well as a 9.5kW diesel propane generator with transfer switch. The solar system is too small to power the buildings on the property as it was installed before the two smaller homes were added. Additionally the inverter was damaged from lightning and new batteries are needed. New owners would have to upgrade the existing system to make it work for the current property configuration (although much of the work would already be done and much of the equipment is still in good working order). There are two diesel storage tanks (about 700 gal) and one gas storage tank (approx 150 gal). The diesel tanks are directly plumbed into the 9.5 kw diesel generator for extended run time. Critters: Residing on the property are 2 barn cats (Einie and Ambrose) and lots of guinea fowl and chickens. We raise the chickens for eggs and the guineas provide security and control insects. They make great watch dogs too.

Neighborhood Description

Our closest neighbor is about 1/2 mile away. There are only 5 neighbors residing on our county road. All have larger acreages. Full water and mineral rights convey with property. Our property is very private and peaceful.

Market Area

We are located in the Ozarks of South Central Missouri, Douglas County. Minutes from the White River and Mark Twain National Forest. Our central location provides us access to Mountain Grove to the North, Gainesville to the South, West Plains to the East and Ava to the West. There is a local Naturopathic Doctor, health food stores, Walmart, hospitals and just about every other service you can think of. Major shopping and airports are located in Springfield or Branson (both 2 hours away).

School District

Dora RIII school is a small K-12th grade, family friendly rural school. Students get the 1st day of hunting season off and firearms are raffled during school fundraising activities. The school bus will pick kids up right at the end of the driveway. Doesn't get much better than that at a public school!!! Missouri is a very homeschool friendly state if you prefer this route to education for your children.

Community

Very down to earth and friendly people here. This is mostly a ranching and farming community. Hunting, fishing, canoeing, bird watching, horseback riding, hiking and many more outdoor activities are popular here as well. The local schools, churches, fire dept and community centers hold dinners, parties, auctions/fundraisers and events throughout the year. Freedom and privacy is valued here. Law enforcement here is respectful and no dealing with draconian zoning rules and regulations.
