Property Description

McCollum Solar Adobe Up For Sale.
Are you looking for that Ranch style energy-efficient adobe home with comfort in mind, with a touch of Santa Fe styling. An oasis in the basin's Chihuahuan desert yet close to the entertainment of your choice?

What makes your home a Green or Healthy Home?

This home was designed with comfort in mind in 1979 during the energy crisis of the 70s and its features still hold true today. This home has been well maintained and cared for by the designer and only owner to date. Shall you be the fortunate second owner? The solarium is the major heat source (and luring room in winter) during the day heating the adobe walls for comfort throughout the night. If added heat is required the Forester woodstove provides very efficient heat with very little wood burned. All is backed up by an electric heat-pump system for added heat and refrigerated cooling in the hot summer months. The outside walls are constructed of 10" stabilized adobe with 1" of outside foam insulation covered in plaster and stucco finish for that territorial look. All rooms have a minimum of 2 adobe walls for heat retention and release. All is sheltered under a pitched roof with galvanized metal, and well vented for heat release or retention depending on the season. The attic space is easily accessible and insulated with 10 inches of fiberglass for maximum control of the heating and cooling desires of the interior space. This home was featured in Adobe Today (no longer and active newspaper) in 1980, was tested for a one year cycle in 1981 by NMSU-LC for its effective use of solar gain, power and construction; and came away with high regard and comments by NMSU engineers. The Southside water heating system was discontinued due to lack of use but the structure is ready for the new owner to expand the electrical if desired with Photo Voltaic panels. Due to the readily available power via the PNM grid it is really not needed. With an average (owner is not a frugal user of power) electrical power consumption for water well w/3hp pump (new well and pump), heating/cooling, lights, hot water, cooking, refrigerator, air-handlers and etc.; the average electrical power charge of ~$150.00 per month is presented by PNM. Fiber optics up to the house for telephone and Internet at super high speeds by Tularosa Basin Telephone Company. Maximum electrical convince on the interior and exterior, cabled for satellite TV, UHF or future delivery by TBTC.

Neighborhood Description

The home is located in the middle of 10 acres of mostly native vegetation with an automated sprinkler system in the lawn. A few trees for wind break and shading of walls in summer, hanging your hammock and watching some of the best sunsets in NM while the native birds come and go. You are at the end of 1/4 mile gravel road, from a paved county road and a mile from US 54/70 about 2 miles South of Tularosa, NM. The neighbors to the South have a large Pistachio orchard, to the North a small horse handler and boarder, to the West improvements with native vegetation and to the East improved property with pecan trees and open land. The home has one of the best views of the Tularosa Basin and many viewable amenities: night sky, White Sands, Sierra Blanca, Sacramento Mountains, Oscuro Mountains, and San Andres Mountains with sunrises and sunsets that are most beautiful to watch from the many sitting areas situated around this quiet home in the middle of 10 acres. Fifteen minute drive to Alamogordo or less than 45 minutes to the alpine mountains that surround the area. The Southeast property corner connects to the natural beauty of the Chihuahuan desert area for hiking or horseback riding into the adjacent foothills of the immediate area. For the avid country biker or ATV rider access is available via many trails and roads too.
