This home was constructed especially for people with environmental sensitivities. Even though the property has free natural gas, the builder eliminated all gas appliances in the house to protect indoor air quality. The gas hot water boiler is located in a separate small building to eliminate combustion fumes for the occupants of the home. Hot water is then piped underground to the radiant heat pipes in the floor of the lower level and baseboard radiators on the upper level for a quiet and comfortable heat without blowers. The house was built with vents in the exterior brick walls to allow air to circulate between the brick and the stud walls to provide better indoor air quality. There are over sized fans and vent pipes in all moisture producing rooms (laundry, kitchen and all bathrooms). In addition, there are 2 Berner Indoor Air Quality Units (one on each level) with heat exchangers to allow fresh air into the house as needed without compromising the efficient function of the HVAC system. Three Allermed washable filters are used in the cold air return system for efficient air filtration. No plywood or laminated glue wood products (with the exception of the roof decking) were used in the construction of the house to eliminate off-gassing. The deck is redwood rather than the less expensive and potentially toxic pressure treated wood for the same reason. Safecoat products were used extensively in construction of the home, and only low or no VOC paint products have been used. Switched outlets were used in the bedrooms to allow the electricity to be switched off behind the beds for sleeping. Water is provided by a well drilled 481 ft deep as the original owner wanted to ensure that the water would be of the highest quality. The water is treated with a UV purification system (no harmful chlorine) and a high quality water softener. A reverse osmosis system at the kitchen sink supplies a separate tap and connection for the refrigerator/ice maker.Property Description
This high quality brick ranch features an open floor plan with lots of natural light and a fully finished lower level walk-out. Large open rooms with plenty of large double glazed windows provide a great feeling space. Flooring is solid oak and ceramic tile, making the home easy to keep allergen free. This home has custom Schrock cabinets thru-out and granite counter tops in the kitchen. Other features include walk in closets in two bedrooms, a jetted soaking tub, solid wood 6 panel doors and quality hardware. A south facing bank of windows provide passive solar gain during the winter months while deep eave overhangs prevent summer heat buildup. In addition to the floor radiant and baseboard heat, there is also an electric heat pump for supplemental heat. (which we have never needed to use). The gas fireplace is AFUE rated as a supplemental furnace (20,000-40,000 BTU) and can be effectively used as an emergency heat source. The firebox of the fireplace is encased in glass and metal and is vented directly to the outside. Central air and lots of windows for cross ventilation provide comfort during the rest of the year. The home is well insulated and easily maintains an even temperature; we use much less energy than comparably sized homes. A new dimensional asphalt shingle roof was put on the house in Nov 2012. There is a large two car attached garage heated with a hot water radiator. An additional 3 car detached garage was built in 1998 and has matching brick, roofing materials, windows and coach lights to compliment the beauty of the house. An energy saving cement lined electric hot water heater provides copious quantities of hot water and great water pressure! The septic tank has two leach fields to allow use and rest rotations. There is a redwood wrap-around rear deck providing a spectacular view of the valley below. The basement walkโout exits to a kidney shaped concrete patio with a brick fire pit, also overlooking the valley.

The house is located in a rural area located within 1.5 miles of the Ohio and Erie Canal Trail and the historic village of Zoar. Founded in 1817 as a communal society, Zoar today is an island of Old-World charm in east-central Ohio. Many of the German-style structures built by the Zoarites have been restored and are open to the public as Zoar Village State Memorial. Others are privately owned, and serve as residences, shops, restaurants and bed and breakfast inns.Market Area
The home location has the feeling of seclusion; but is near enough to shopping and services to make it convenient and family friendly. The nearest towns for general supplies are Dover and New Philadelphia. The nearby Amish community offers access to bulk natural foods, locally made cheeses, wines and many small farm fruit and vegetable markets. We are 10 minutes to Interstate 77 for easy access to the larger cities of Canton, Massillon and Akron. We belong to a natural food co-op in Canton that meets once a month. Union Hospital is only a short distance away in Dover and many physicians, dentists, and other medical professionals are available in the Dover/New Philadelphia area.School District
