Property Description

Property: This 147 acre parcel contains southern exposed fields, cultivated gardens, cliffs, ponds, the headwater to the Medomak River, and 270 degree views from its hill top location. The owners would like to see this property remain as a large tract of land and provide protection to the abundance of wildlife on the property. The property is a certified tree farm  for red oak, white pine, maple, ash, beach, hemlock and fir. The property in the 1800’s was part of the Bowdoin College grant; the current lot is actually 4 of the original lots from the General Knox subdivisions, recombined to form this large parcel. This year a forest management plan was re-written; this is available and defines the many qualities of the property. The property has been actively managed for 38 years with the intent to produce quality grade lumber. The only significant harvesting has been associated with natural causes, so this property has a high volume of large maturing trees. Literally several miles of tractor wide trails interconnect the multiple property types and include a bridge over the river, with a small camp on the far side. These roads took years to develop and in addition to providing access to harvestable timber and firewood, they also are excellent for x-country skiing, snowshoeing or motorized travel. Many old stone walls cross the property; these are remnants of past agricultural activities, which were mostly sheep and beans and fruit. Several old apple species still exist. Access is from a state road (Rt 220) and there is a ROW from the Back Palermo road as well to the rear of the property. The property, while providing privacy for house and shop is adjacent to a well maintained snowmobile trail that connects Maine to Canada. The house and buildings is located 1/3 mile from the tarred road on a well built gravel road. Most green about this property is the abundance and easy access of healthy firewood and highly diverse wildlife that includes deer, moose, turkey, and bees. Note that the google map link sends you to the northern neighbors parcel! Building : Buildings include a house, shop/garage, large sauna, tractor sheds, woodsheds, and chicken coup. The house includes several additions with a completion date in the late 1980’s. The house is a well insulated two story 1800+ sq ft gambrel. The house can be easy heated entirely with its efficient wood furnace and/or parlor stove, however there is also a connected high efficiency (>90%) gas furnace and Renai on-demand hot water. Though electrified with a 220 amp panel from CMP, for self-sufficiency there is a 1000 gal propane tank for heat or backup power and backup gas lights. The house has extra thick cedar shingles and Anderson low e windows, 3+ bedrooms and 1 bath, new appliances (washer, dryer, refrigerator, stove, and dishwasher), and separately attached root cellar for food storage. There is also a large 1500 sq ft garage, plus office/shop with finished/insulated second floor, which could serve as potential living quarters. The roofs on both the house and shop are new asphalt shingles. A quality aquifer supplies water with a never gone dry drilled well. There is also a stone lined dug well with a spring at the bottom.

Neighborhood Description

The property is very rural. The property is central to the coast and state capital-a 30 minute drive can connect with 7 different commerce areas. The property is near several pristine water bodies- most notable is Lake St.George- an entirely spring fed Lake just a few miles away. New Junior High and High School. Community School nearby.

Market Area

The property is midpoint between Augusta and the coast- with Belfast, Camden, and Rockland each nearby. Liberty is a town of some 900 people. Owner has been a selectman for some 23 years- a strong friendly and safe community.
