Property Description

The price has been reduced to an unbelievable low considering the construction and location of this home. This property is priced to sell with immediate equity!! This beautiful Territorial style authentic adobe is located on a 5 acre lot on a remote corner of a 160 acre alfalfa farm. This house has 16" thick exterior walls with the majority of interior walls composed of authentic adobe. Elegant, hand made adobe arches compliment the interior passages between rooms. Two authentic Rumford fireplaces are situated within (one in the great room and the other in the master bedroom). The fireplace in the great room has a firebox that is over 4\' tall and heats the room and upstairs nicely during the infrequent cold snaps of the desert southwest. The upstairs is over 2,000 square feet and is designed as an open loft. Custom cabinets with original tala-vera tile accents the kitchen and bathrooms. Floors are sculpured concrete (cobblestone/flagstone), tile, or carpet (in the bedrooms). All interior ceilings are rustic/rough pine or logs. The ceiling in the great room is 21\'10" tall. This house can be modified into as many as eight bedrooms. Four large storage/coat closets, in addition to large walk-in closets in every bedroom, provide more than adequate storage for most any family. A newly constructed 1/2 mile maintained road leads to the property affording seclusion, privacy, and quiet evenings. Alfalfa fields that surround the property usually lower the ambient temperature by over 10 degrees. Abundant wildlife occupies the yard and surrounding area. This house would make an excellent candidate for a bed and breakfast or Executive Retreat and is great for horses and other livestock. Large back porch (10\' x 81\') provides for gatherings, bar-b-ques, etc. The large master bath has a 64 square foot custom shower plus a jacuzzi tub big enough for the entire family. Imagine living in the desert and paying less than 100 dollars monthly to cool nearly 5000 square feet during the hottest months of the summer. There is no danger of brush fire, mudslide, or other natural disasters...only the peace, quiet, and tranquility of the Chihuahuan Desert.

What makes your home a Green or Healthy Home?

All authentic adobe, with 16" thick exterior walls (14" adobe plus 2" powerfoam insulation). Vinyl, double-pane energy effecient windows with 11 ceiling fans strategically located throughout the house. At night, if the windows are opened, then closed the next morning, the interior temperature of the house is such that the cooling units never engage. During one partcularly hot month, the electric bill for this house was only $81.00 (that\'s with two five ton heat pumps!). Interior custom cabinets are made of grade one maple. Sculptured cement floors add to the cooling effect. During the winter, fires built in the two authentic Rumford fireplaces provide more than adequate heat for the great room and master bedroom. Even though the heat pumps adequately maintain heat in the house, adding small radiant heaters, for individual comfort, in auxillary bedrooms significantly lowers monthly winter electric bills. If managed correctly, the adobe construction of this house more than compensates for it\'s size in regards to heating and cooling.
